Statements from company director highlight concerns surrounding Lux Property Group branding, financial position, and project funding
New scrutiny is emerging around Jamie McIntyre’s property ventures, including the brands Lux Projects Bali and Lux Property Group, following statements from a director associated with PT Bali Real Estate Investments, the Indonesian company connected to those projects.
The comments come amid a growing corporate dispute involving companies connected to McIntyre and the structure behind several development projects marketed under the Lux branding.
The statements were provided by Christina Natalia, a director who has held roles within multiple companies connected to the business network surrounding Jamie McIntyre.
Natalia says her decision to speak publicly followed her review of financial documentation and internal company records which she claims revealed significant financial pressures affecting development activity associated with PT Bali Real Estate Investments.
Her statements focus on the funding structure of projects marketed under the Lux branding and the relationship between those projects and other companies operating within the broader development landscape.
Lux Projects Bali and Lux Property Group linked to PT Bali Real Estate Investments
According to Natalia, the brands Lux Projects Bali and Lux Property Group operate primarily as marketing brands associated with PT Bali Real Estate Investments, which serves as the registered Indonesian legal entity connected to development activities linked to Jamie McIntyre.
She explained that while the Lux branding has been widely used in marketing materials and public promotion, the underlying company responsible for development operations and financial transactions is PT Bali Real Estate Investments.
Corporate governance specialists note that it is common in the property industry for projects to be marketed under brand names while legal contracts and financial operations are conducted through the registered corporate entity.
However, experts say transparency regarding the relationship between branding and legal entities is important for investors, contractors, and development partners involved in property projects.
Director raises concerns about project funding and financial position
In her statements, Natalia described financial challenges she says affected development activity associated with PT Bali Real Estate Investments.
According to her comments, a Bali-based development project encountered funding difficulties during construction, including contractor payment disputes that have since progressed to legal proceedings before Indonesian courts.
Natalia said the project required additional capital to continue construction and address contractor obligations.
She stated that reviewing company financial records later raised concerns for her about the company’s financial position and the way development activities were being funded.
Natalia claims that the records she reviewed suggested the company was relying heavily on incoming investor capital to sustain development operations.
Director comments on financial records
Natalia says that after examining internal company accounts she discovered financial information that she claims raised serious questions about the company’s financial strength.
According to her statements, company bank records showed balances significantly lower than expected during periods when development activity was underway.
She also claims that financial records showed a series of internal loans or withdrawals made by Jamie McIntyre from company accounts.
Natalia says these discoveries contributed to her decision to provide documentation and financial records to legal representatives involved in the dispute.
Public claims of wealth contrasted with financial records reviewed
Jamie McIntyre has previously presented himself publicly as a billionaire in various online materials and promotional content.
Natalia states that the financial records she reviewed during her time as director appeared inconsistent with those public claims.
According to her statements, company account balances at certain points were only in the thousands of Australian dollars, which she says raised concerns about the company’s capacity to fund large-scale development activity independently.
Her comments are now part of the broader legal review surrounding companies connected to Lux Projects Bali and PT Bali Real Estate Investments.
Director describes concerns over how the Marina Bay concept was used during fundraising
Christina Natalia also described what she says she later came to understand about how the Marina Bay development concept was referenced during investor discussions.
According to Natalia, when the Marina Bay City Lombok concept was introduced, it carried significant credibility due to the scale of the project and the planning work that had been undertaken by Kinnara, the group responsible for designing the project vision and master plan.
Natalia says that during the period in which Jamie McIntyre was seeking to acquire involvement in the project through a Corporate Share Purchase Agreement (CSPA), the Marina Bay concept became central to discussions with potential investors.
She states that she later came to believe the credibility associated with the Marina Bay project was being referenced in efforts to attract investor capital.
According to Natalia, after reviewing company records and financial documentation, she formed the view that some of the capital raised during that period may have been used to address financial pressures affecting development activity connected to PT Bali Real Estate Investments in Bali.
Natalia says the Bali project was experiencing significant construction constraints at the time, including funding shortfalls and contractor payment obligations.
She states that the project required additional funding in order to continue construction and complete outstanding works.
Natalia says that after reviewing financial records she believed the funds raised from investors were being directed toward sustaining the Bali development activity rather than completing the transaction associated with the Marina Bay project.
Her comments and the financial documentation she says she reviewed have now been provided to legal representatives involved in the dispute and are being examined as part of the broader legal review
Natalia emphasized that PT Marina Bay Investments and the Marina Bay City Lombok development are separate entities with no contractual relationship with PT Bali Real Estate Investments, and that her statements were intended to clarify the distinction between the two development structures.
Clarification that Bali project is separate from Marina Bay City Lombok
Natalia also emphasized that PT Marina Bay Investments, one of the companies associated with the Marina Bay City Lombok development, is a separate entity with no contractual or corporate relationship with PT Bali Real Estate Investments.
According to her comments, the Marina Bay City Lombok project is connected to PT Marina Bay Investments, which forms part of the development structure for that project.
She stated that the Bali developments associated with Lux Projects Bali and Lux Property Group operate independently and are not formally connected to the Marina Bay City Lombok project.
Natalia said her comments were intended to clarify the distinction between the two development structures and the companies involved.
Differences in scale between projects
Natalia also commented on the difference between the Bali development activity associated with Lux Projects Bali and the scale of the Marina Bay City Lombok development vision.
According to her statements, PT Bali Real Estate Investments was undertaking its first development project in Bali, which she says encountered funding challenges during construction and remains incomplete.
Natalia states that the Bali project was the first development project associated with Jamie McIntyre in Bali, and that construction activity faced financial constraints after development capital was exhausted.
She said that at the time she reviewed the company’s records, the project had not yet been completed and contractor payment disputes had arisen.
In contrast, Natalia noted that the Marina Bay City Lombok concept represents a much larger master-planned development, originally designed and developed by Kinnara, which created the vision and planning framework for the project.
She suggested that the scale of the Marina Bay development was significantly larger than the Bali project and represented a substantial expansion beyond the scope of the development activity being undertaken through PT Bali Real Estate Investments.
Legal review continues
The statements provided by Natalia are now part of an ongoing corporate dispute involving companies connected to Jamie McIntyre, including PT Bali Real Estate Investments and developments marketed under Lux Projects Bali and Lux Property Group.
Legal representatives involved in the matter say documentation and financial records continue to be examined to clarify the sequence of events and determine the responsibilities of the parties involved.
At present, the matter remains under active legal review, and no final findings have been issued.
Observers note that disputes involving complex development structures operating across multiple jurisdictions can take time to resolve as financial records and corporate agreements are examined.
