Owners think of the chimney as the house’s business. Brick, mortar, roofline, somebody else’s trade. But for the gas boiler and water heater standing in the cellar, that chimney is the exhaust system, the only path their fumes have out of the building, and it was engineered for a fuel nobody has burned in these houses for generations. So when a Plumber in Brooklyn lingers at the draft hood with a lit match after servicing the burner, that’s not superstition. That’s the chimney being interviewed, and in buildings this age the interview turns up surprises constantly.
Built for Coal, Working for Gas
The masonry stacks rising through row houses in Clinton Hill and Ocean Hill were sized for coal, then inherited by oil. Both fuels sent up exhaust that was ferociously hot and relatively dry, blasting the flue warm and keeping it that way all winter. The chimney’s whole design assumed that abuse.
Gas is a politer tenant. Its exhaust leaves cooler and carries a load of water vapor, because water is what burning gas produces alongside the heat. Cool, damp exhaust climbing a huge cold masonry column doesn’t stay vapor. It condenses on the way up, coating the flue in moisture every single firing cycle. The chimney was built for a furnace. It’s hosting a kettle.
What the Moisture Does to the Masonry
That condensate runs mildly acidic, and it soaks into clay tile and mortar joints with every heating season. Winter adds the mechanical half: absorbed moisture freezes, expands, pries. Tile faces flake off in curls. Mortar turns to sand. The debris drops down the flue and collects at the bottom, narrowing the very passage the exhaust depends on.
The evidence is readable from both ends. Outside, white mineral staining on the brick, spalled faces near the roofline, a crumbling crown. Inside, rust streaks and dampness at the draft hood, and a cleanout door that opens onto a small gravel pit of shed tile. Plumbers recognize that gravel on sight. Any of that means the chimney is eating itself, quietly, on a schedule.
The Orphaned Water Heater
The modern version of this problem has a specific shape. A building upgrades its boiler to a unit that vents out the side wall, efficient, sealed, done. The old water heater stays behind, alone on a chimney that was sized for both appliances together.
A water heater’s small burner can’t begin to warm that oversized flue. Draft goes weak and lazy, exhaust loiters, condensation goes into overdrive, and the deterioration above accelerates just as the venting gets least reliable. It’s the standard aftermath of a boiler replacement where nobody looked up, and cellars across Bed-Stuy are quietly running this experiment right now. Careful plumbers make the move on replacement day: reline the flue sized to the water heater alone, or shift the unit to its own proper venting. Catching it later works too. Catching it never is the option with consequences.
The Tug-of-War for Air
Atmospheric venting runs on buoyancy, a gentle upward pull with no fan behind it. Gentle is the operative word. A renovated house sealed tight, running a restaurant-grade range hood, two bathroom fans, and a dryer, can out-pull that chimney entirely, and the flow at the draft hood reverses. Combustion fumes spill into the cellar instead of leaving the building. The CO alarms the city requires near bedrooms are the backstop for exactly this moment, and they only help if their batteries do.
Appliances also need air coming in to burn at all. A boiler sealed into a tidy finished closet in a Bushwick garden unit slowly suffocates, and starved combustion is dirty combustion. Louvered doors and dedicated air openings are code for a reason. Plumbers test for all of it in thirty seconds: burner running a few minutes, smoke source at the draft hood, and the smoke either gets drawn smoothly upward or it doesn’t. There’s no ambiguity in the result.
Liners, and the Other Exits
The classic fix is a flexible stainless liner dropped down the chimney and sized to the appliance actually using it. Right-sized means the exhaust stays warm and quick, draft strengthens, condensation mostly stops, and the surrounding masonry retires from active duty as a flue and goes back to being structure. For most row houses it’s roughly a day of work, run from the roof.
Equipment replacement opens the other doors. Direct vent appliances seal the combustion entirely, pulling outside air in and pushing exhaust out through the wall, indifferent to the chimney and immune to the tug-of-war. Power vented units use a fan to solve draft mechanically. Choose either across the board and the chimney retires completely, at which point it still needs a cap and an occasional glance, because an abandoned stack left open becomes a water entry and a pigeon residence in the same year.
Ten Minutes a Year
None of this demands vigilance, just a short annual ritual. A look at the roofline masonry each spring for staining and spalling. The cleanout door opened once, checking for tile flakes. A glance at the draft hood for rust, soot, or heat discoloration. The cap confirmed present after any big windstorm. And one request added to the fall service call: check the draft while you’re here.
Boilers and water heaters get all the attention because they have price tags. The chimney has one too. It just waits until Flatbush is ten degrees out to present it.
