A maintenance contract does not end the day you sign a sale agreement. It stays open, billed, and running until you close it out the way its own terms allow.

That gap matters at handover. The seller needs to know how to stop it. The buyer inherits something the seller often forgets to hand over: a dated record of what was actually done to the property.

The public cancellation policy is not your contract’s exit door

European Technical publishes a standard cancellation policy for individual bookings: free cancellation with more than 24 hours notice, a 50 AED fee inside that window, and refunds processed in 3 to 5 business days.

Check the published cancellation policy and you will find a sentence that redirects Annual Maintenance Contract holders away from it entirely: “If you hold an Annual Maintenance Contract with European Technical, the scheduled visit and cancellation terms in your individual contract apply. AMC terms may differ from the standard policy above. Please refer to your AMC agreement or contact us directly if you have any questions about your specific contract.”

A seller reading the booking policy for a sale-related answer is reading the wrong page. The right document is the AMC agreement itself, published in full at the AMC terms in full.

The AMC exit terms do not mention a sale

The right page for an AMC exit is the annual maintenance contract page, not the general cancellation policy. European Technical’s published cancellation policy governs individual bookings and states directly that AMC holders follow the terms in their own contract instead. The AMC page is where the actual exit terms are printed: a 14-day money-back guarantee at signup, and the right to cancel any time after six months with 30 days notice for a prorated refund. Neither page describes what happens when the property itself changes hands, for a buyer or a seller. No mention of transfer, assignment, or a new owner appears on the cancellation page or the AMC page. It is the exact question a seller needs answered in writing before exchange, and the published record does not answer it.

Sell in month three of a twelve-month term and the published exit route has not opened yet. You already paid for a year of coverage on a property you are about to stop owning.

The buyer gains something the seller usually forgets to mention

Every visit under a European Technical plan produces a digital report, with photos sent to WhatsApp within 24 hours of the work being done.

Over a contract term, that adds up to a dated log: what was serviced, when, and what the technician found. For a buyer who has never lived in the property, that log beats a verbal “the AC was serviced.”

Landlords already forward these reports to tenants or keep them for compliance records. A sale is different, but the same document, a dated maintenance history, is proof.

If you are selling, pull that history together before you list the property. If you are buying, ask for it. European Technical’s contract questions answered page answers general questions about the service itself, and an ownership question is one to put to European Technical directly.

What neither page addresses: a sale

Neither the cancellation page nor the AMC page states that an active contract transfers or assigns to a new owner at the point of sale. Both describe how to cancel. Neither describes a handover to a buyer’s name, and no page names a process for reassigning a contract mid-term.

Do not read that silence as a yes. It is an open question, and the seller is the one who needs it closed before the keys change hands. A buyer who assumes coverage carries over has no more grounds for that assumption than a seller who assumes it does not.

Ask, in writing, whether an in-term contract can be reassigned before you tell a buyer it comes with the property. A useful answer names three things: whether reassignment is possible at all, what it would cost if it is, and who remains the account holder of record until the change is confirmed.

Can I cancel the contract when I sell my property?

Does the buyer automatically get my maintenance history?

Will I keep being charged after I move out?

Yes, until you cancel through the terms that actually apply to you. Moving out of a property does not end the contract attached to it. The seller stays the account holder, and the AMC terms, not the moving date or the sale date, decide when charges stop.
