Greg Englesbe on 36 Years Building a National Mortgage Lending Platform

For more than 36 years, Greg Englesbe has worked in residential mortgage lending. What began as a career focused on home loans eventually grew into EMM Loans, a direct mortgage lender operating in dozens of states.

Today, Englesbe is the company’s founder and chairman. His work still revolves around mortgages and real estate, but his interests have since expanded beyond traditional lending.

The veteran mortgage banking leader now splits his time between New Jersey and Florida, follows current market data and stays in touch with a network of professionals he has built over decades in the industry. 

As he considers where to invest his time and capital next, Englesbe is exploring opportunities both inside and outside real estate. His plans include acquiring apartment buildings and developing spec homes, along with investing in emerging areas such as artificial intelligence and oil trading.

Apartment buildings and spec homes would expand Englesbe’s role in real estate, taking him from financing properties to owning and developing them. AI and oil trading, meanwhile, would take him into entirely different industries.

Even so, Englesbe would not be starting from scratch. He plans to draw on more than three decades of experience as he decides which opportunities to pursue next. Mortgage lending remains a major part of his career, but he is no longer limiting his plans to that industry. 

From a Finance Degree to a National Platform Spanning 40+ States

Englesbe entered mortgage banking with a background in finance. He earned a B.S. in Finance from Rider University before beginning his career in residential lending.

In the early 2000s, EMM Loans was founded, and under Englesbe’s leadership, the company has since grown into a direct mortgage lender serving borrowers in more than 40 states.

Outside of his work with EMM Loans, Greg Englesbe also previously served on the Ethics Board of the New Jersey Department of Banking and Insurance, giving him experience on the regulatory side of the industry as well.

Reading the Mortgage Market Through Data and Industry Connections

Although the mortgage industry has changed considerably over the years, Englesbe has continued to adapt by combining decades of experience with an ongoing understanding of current market trends.

He uses real-time data feeds to monitor interest rates, home values and broader economic conditions while maintaining relationships with professionals across mortgage lending, finance and real estate. Many of those relationships span years, strengthened through longstanding industry connections and prestigious country club memberships.

Together, those sources give Englesbe a data-driven view of the market while keeping him connected to people working in the same industries. Current information shows how conditions are changing, while professional relationships add even more context around what is happening in mortgage lending and real estate.

Interest-rate movements can influence home purchases and refinancing activity, while changes in property values can affect borrowers, lenders and the overall housing market.

Englesbe also keeps an eye on larger economic and geopolitical developments, including wars and global conflicts that can ripple through financial markets and ultimately affect lending conditions.

His years in the industry give him a valuable perspective, allowing him to recognize similarities between past and present conditions. Still, he avoids assuming that history will simply repeat itself. Instead, he combines current market data with the lessons of experience, using each to better understand and interpret the other.

Expanding Beyond Mortgage Lending Into Real Estate, AI and Oil

Some of Englesbe’s plans for the future are tied to the real estate business he has known throughout his career.

He is considering apartment-building acquisitions and spec-home construction, which would take him beyond mortgage lending and into more direct ownership and development. 

Both opportunities would be natural next steps and give Englesbe a more direct financial stake in the properties themselves. Rather than primarily helping clients finance real estate through EMM Loans, he would also be deploying capital to acquire and develop properties.

At the same time, those ventures would draw heavily on knowledge he has accumulated over decades. 

Apartment values, housing demand, interest rates and local market conditions are important considerations in both mortgage lending and real estate investment. The difference would be in how Englesbe applies that knowledge, as an owner and developer, rather than solely as a lender.

He is also looking at industries other than real estate. Although he has not specified particular companies, investments or timelines, he has identified artificial intelligence and oil trading as potential areas for future investment.

Those industries would put Englesbe in very different markets from residential lending, adding a forward-thinking element to plans that still include more familiar real estate projects. Rather than concentrating all of his future investments in one field, he is considering how his background in finance and business could be valuable in areas he has not spent decades working in.

Managing Across State Lines While Planning for the Future

Greg Englesbe divides his time between New Jersey and Florida, flying back and forth between the two while using Zoom, telecom conference calls and other virtual tools to stay closely connected with his team. That flexibility allows him to remain actively involved with EMM Loans, even when he and his employees are working from different locations.

Technology has also changed how that work gets done. When Englesbe entered mortgage lending more than three decades ago, managing a business across multiple locations required far more in-person communication. 

Today, video calls and other remote collaboration tools allow conversations, decisions and day-to-day management to continue regardless of where people are working.

Englesbe is also watching how newer technology could affect business in the years ahead, expressing interest in artificial intelligence both as a possible business tool and as an investment opportunity.

Looking ahead, Englesbe is not leaving mortgage lending behind. He continues to lead EMM Loans, follow market conditions and stay connected with the people he has worked with over the years. At the same time, he is keeping an open mind about where else his experience and capital could take him next.
