2023 Sheffield Student Accommodation Report

Sheffield Student Accommodation

Home to the University of Sheffield and Sheffield Hallam University, 10% of the city of Sheffield’s population is made up of university students, both local and international. The city is known for being a study destination for multiple reasons, including its top-ranked universities and world-renowned learning institutions, its vibrant student life, and the abundance of options for Sheffield student accommodation scattered throughout the city.

With the continuous rise of its status as a student city, Sheffield’s student accommodation market has seen significant growth as well. This growth has been on an upward slope all throughout the past decade and is continuing to show obvious signs of a brighter future despite concerns that current developments might be enough. In this report, we’ll be dissecting the Sheffield student accommodation market over the course of the year 2023!

Sheffield Student Accommodation in 2023

While concerns that there are too many student accommodation units in Sheffield arise, the plans to build more are still ongoing. Plans to build almost 1,500 new student flats are currently in consideration, here are some of those plans in detail.

Sama Investment Group’s 498 Flats

Permission to build 498 flats has been granted to Sama Investment Group to build 498 flats on a 1.7-hectare plot on Maltravers Road between Hyde Park flats and Wybourn housing estate,  which is conveniently close to Sheffield Hallam University.

Parkhill Views is the name given to the development, which is an 11-storey block of 498 flats and a three-storey care home which will have 85 beds. This Sheffield student accommodation has been greenlit for development for the brownfield site. This project by Sama Investment Group was approved despite a clear statement by Sheffield University about there being no shortage of student accommodation and how it did not support the application.

Gareth Thompson, a council planning officer, gave a statement in a pre-application advice that said that a non-student scheme would have served as a better use of the site and that is already an excess of student beds in the city of Sheffield.

Sheffield City Centre’s 963 Plans

The student accommodation specialist, Code Living, along with agents Staniforth Architects, submitted plans for a co-living tower block at the underutilised junctions of Wellington Street, Rockingham Street, and Trafalgar Street to the Sheffield Council.

In the submitted application, Staniforth Architects stated the following: “Ultimately, the location of the site lends itself to the opportunity of creating an urban marker in the cityscape; a navigational tool helping to locate the city centre from various viewpoints such as Devonshire Street, Bramall Lane and St. Mary’s Road.”

“This needs to be done carefully in a way that complements the topography and skyline, working with the rise and fall of the cityscape.” They added.
