Lex Levinrad: I launched my real estate training company at the height of the foreclosure crisis in 2008, when foreclosures skyrocketed to unprecedented levels and banks were desperate to unload REO properties. Many of those homes sold at auction for pennies on the dollar, and I trained my students to take advantage of that opportunity. Some of those same students went on to become multi-millionaires.
Fast forward to today: the market has been in decline since its peak in 2022, and now—three years later—we’re starting to see familiar warning signs that remind me very much of 2008. Lex Levinrad: One of the first things I explain to students is that you don’t need a bank to fund a deal — you need relationships. Most new investors think they need perfect credit or a big down payment, but private lenders care more about the deal than the borrower. In my training, I show students exactly how to present a property to a private lender so the numbers speak for themselves: the purchase price, the rehab budget, and the after-repair value. When the deal makes sense, the funding follows.
We provide scripts, templates, and real examples so beginners know what to say and how to say it, even if they’ve never asked for funding before. I also teach them where to find private lenders — from local real estate investor clubs and networking events to referrals through title companies and attorneys.
The key criteria for success are simple: students must learn how to analyze deals conservatively, communicate clearly, and structure terms that protect both them and the lender. If they can do those three things, they’ll never struggle to find funding. With the correct training, even without prior experience or credit, my students are able to secure their first private loans and close deals quickly.”
