AVIA Media Group Expands Listing Media Support for Las Vegas Agents Serving

Veteran-owned Las Vegas real estate media company delivers 3D tours, video and floor plans on next-day turnaround for military buyers purchasing remotely

LAS VEGAS, Nev. — Sept. 30, 2026 — AVIA Media Group, a veteran-owned Las Vegas real estate media company serving Southern Nevada agents since 2019, is highlighting its listing media services for real estate professionals working military relocation transactions at Nellis Air Force Base and Creech Air Force Base.

The company produces 3D tours, Zillow 3D Home, cinematic walkthrough video and 2D and 3D floor plans in a single visit, with photos delivered the next day — a combination aimed at agents whose clients frequently purchase homes before arriving in the Las Vegas valley.

Remote purchasing shapes what the marketing must accomplish

Military families relocating under permanent change of station orders often narrow neighborhoods and select properties from their current duty station. A single house-hunting leave trip is common. Some families make the decision without one.

That pattern places unusual demands on listing media. Photography shows individual rooms but does not convey how spaces connect, how a home sits on its lot or what a buyer would experience moving through the property.

“When a buyer is three time zones away and can’t walk the house, the media isn’t supporting the showing. It is the showing,” said Aeon Jones, owner and founder of AVIA Media Group. “An agent can describe a floor plan on the phone for 20 minutes, or they can send a link and let the family walk it themselves. One of those builds confidence. The other builds questions.”

Floor plans carry particular weight with this client base, according to the company. Families who have relocated several times evaluate layouts quickly and know what configurations work for their household. A published floor plan allows buyers to self-qualify, improving the quality of showings that do occur.

Fixed timelines increase the cost of slow delivery

Report dates set by military orders do not move, and VA loans typically close in 30 to 45 days. Agents representing incoming buyers and outgoing service members selling under orders face the same compressed calendar.

Photography turnaround becomes a scheduling constraint in that environment, where some providers may take as long as three to five days for photo delivery.

AVIA Media Group delivers photos the next day on every shoot. Bookings are scheduled through an online system displaying real-time photographer availability, and weather-affected shoots are rescheduled at no charge — a policy the company says matters during monsoon season, when a delayed appointment can consume a week an agent cannot recover.

VA appraisal standards raise the stakes on accurate imagery

VA appraisals enforce Minimum Property Requirements covering roof, heating, electrical, pest and water conditions. Listings marketed with images that obscure condition issues can produce accepted offers that fail at appraisal, costing agents a contract and buyers a house-hunting window that may not reopen before a report date.

AVIA Media Group applies a fixed standard to digital enhancement across all work. Virtual staging, virtual twilight and digital decluttering may improve how a property is presented but are not used to alter or conceal what a property is.

“We don’t remove defects. We don’t reshape rooms,” Jones said. “On a VA transaction that isn’t just an ethics question, it’s a deal-protection question. The appraiser is going to see the house. If the photos told a different story, somebody loses six weeks — and for a family with orders, six weeks is not a small thing.”

Support for outgoing service members

Relocation traffic runs in both directions. Families arriving at Nellis AFB are matched by service members departing under orders with fixed dates already set.

For those listings, AVIA Media Group’s Total Marketing Kit generates a complete promotional package automatically from each shoot, including a single property website in branded and unbranded versions, reel videos, social media graphics, teaser videos, 15 flyer design templates, traffic reports and a lead generation system. The company said the approach places full marketing into distribution during a listing’s strongest early days rather than over subsequent weeks.
